1.The builder’s sales agents represent the builder’s best interests, not yours.- The sales agents who work for home builders represent the home builder’s best interest and not yours.
2.A Realtor represents your best interests at no charge to you. The builder prices a community out knowing that roughly 75% of the homes in the development will be sold with Realtor representation, the price of the home does not change based on whether or not you have a Realtor representing you. Our representation costs you nothing and could save you thousands in costly mistakes with purchasing upgrades that will add no value to your home.
3. A Realtor can help negotiate to get you the best deal possible. Realtors know community comparables and often have inside knowledge on inventory homes (spec homes) that a builder has on their books. In most cases the builder wants these homes sold fast as they are costly to keep on the books and a savvy agent will ask for a deep discount.
4.A Realtor will consider your investment in the home as well as the potential resale value. The builder’s sales agent is there to sell you upgrades. Many upgrades are costly and add no value to the home’s resale potential. One of the most costly mistakes I see quite often is an elevation upgrade with stone or decorator rocks. Yes they are very attractive but add zero value on resale, in 12 years of real estate experience I have never had a client tell me they love the house buy will not buy because the front of the home doesn’t have a stone elevation. I believe that using that money for interior upgrades such as flooring is a much wiser descision.
5.A Realtor will make sure you understand the contract you are signing. Builders all have their own contracts. These contracts are very much in favor of the builder’s best interest. You need an agent who understands the contract and can explain what you are signing.
